Terms of use

Homelinker is a tenant-file platform. Candidates use it for free to send one complete file to the agency of their choice. Agencies use it to receive qualified profiles, complete files and a landlord pack. These terms are in two parts: one for candidates, one for agencies.

Version 1.1 · October 2026

Part A: Candidates

1. The service for candidates

Homelinker lets you answer a short profile before a viewing, upload your documents once after it, reuse them for other listings, follow the progress of each application and withdraw at any time.

The service is free for candidates. Homelinker never charges a candidate for a profile, a document, an application or a withdrawal, and never asks a candidate for a payment of any kind.

2. Account and password

Your account is identified by your e-mail address and protected by a password. Sending your profile from a private listing link creates the account; signing in again later uses that e-mail address and password. You are responsible for keeping your password confidential.

Opening a private listing link does not create an account. The account is created when you send your profile at the end of the pre-visit form.

4. Withdrawal and deletion

You may withdraw an application at any time. Withdrawal cuts the agency’s access to your file for that application. Exports already made by the agency before withdrawal are outside Homelinker and are the agency’s responsibility.

You may ask for the deletion of your account and of all your documents. We confirm the deletion and record it in the access log.

5. No scoring, no ranking

Homelinker does not compute any score and does not rank candidates. Profiles are shown to the agency in order of arrival, with the facts you declared and the documents you uploaded. The decision to invite, decline or retain is taken by the agency.

Homelinker does not collect religion or gender and provides no filter on them. Nationality is declared by the candidate because tenancy registration requires it; it is shown as a fact and never used to score, rank or filter.

6. Your commitments

You declare accurate information and upload your own documents. The agency may verify them manually. Fraudulent documents may lead to the closure of your account and may be reported to the agency concerned.

Part B: Agencies

7. Agency account

Agency accounts are opened by Homelinker after signature of a service agreement. The agency names a manager who invites team members by phone number and may deactivate them. Listings, profiles and conversations belong to the agency account and stay in it when a member is deactivated.

The agency warrants that it holds a valid trade licence and the registrations required in each emirate where it advertises, including a valid RERA Office Registration Number for Dubai listings, and that each member who publishes a Dubai listing holds a valid Broker Registration Number.

8. Advertising permits

In Dubai, every listing requires a Trakheesi advertising permit number. In the other emirates, the agency enters the advertising permit number issued by the competent authority when one applies. The agency is solely responsible for obtaining the permit, for its accuracy and for its validity during the time the link is live. Homelinker displays the permit number, the agency registration number and, when the member has one, the broker registration number on every private link and does not verify them with the authority.

Homelinker is not a public listing portal: a listing exists only behind its private link and is not indexed or published anywhere else by Homelinker.

9. Fees

Homelinker charges the agency either a fee per signed lease, triggered by the agency's click on “Retain candidate”, or a monthly plan for property managers. The applicable prices are set in the agency's service agreement.

The fee is cancelled if the retention is undone within 24 hours. Fees are invoiced per contract, weekly, monthly or quarterly, at the frequency set in the agency's service agreement, and are payable within 30 days.

10. Term and termination

The service agreement sets its duration. Either party may end it as provided in the agreement, by written notice.

The agency keeps access to its files for 30 days after the end of the agreement to export them.

11. Data processing: summary of the annex

For candidate data received through its listings, the agency is the controller and Homelinker is the processor acting on its instructions. The data processing annex of the agreement sets out the categories of data, the purposes, the retention period chosen by the agency, the sub-processors and their locations, the security measures and the assistance provided for requests from candidates.

The agency uses candidate data only for the lease concerned, does not export documents before retention, and does not use any criterion based on nationality, religion or gender.

  • Watermarked in-app viewing before retention; export of the landlord pack after retention only.
  • Access log available to the agency manager in the settings.
  • Retention period chosen by the agency, 12 months by default after a listing closes.
  • Sub-processors and their locations listed in the privacy policy.

12. VAT and invoicing

All amounts are stated before VAT. UAE VAT is added on every invoice at the applicable rate and shown separately. Invoices are issued by Homelinker as stated in the service agreement.

13. General provisions

Homelinker provides the platform as a tool. It does not take part in the tenancy contract, does not collect rent or deposits and does not register the tenancy contract with Ejari, Tawtheeq or any other authority. The decisions on candidates are the agency's.

These terms are governed by the law stated in the service agreement.
